Common ways of paying your mortgage

First time buyer mortgage – these include features specifically for first time buyers which are designed to ease the initial costs of house buying such as smaller deposits, free surveys and some even have cashback.
Remortgage – you will need to remortgage when your current mortgage deal is coming to an end and you want to find another interest rate that suits you. This has nothing to do with moving house but has everything to do with keeping your finances under control and finding good value for money. You can use this opportunity to pay some of your mortgage off or borrow a bit more.
Debt consolidation – not a type of mortgage as such but a way of putting all your borrowing into one pot so, for example, paying off your credit cards and loans and securing these against your home.
Shared ownership – these mortgages help when you can’t quite afford the property you want by letting you buy part of it and rent the other part. On a shared ownership scheme there is usually an annual option to buy more so that you will eventually own 100% of the property if you want to. On a shared ownership scheme you can also decide to sell when the value has risen enough to give you a deposit for your own place outright. Key worker scheme – these are government backed schemes to help key workers such as nurses buy their own homes. Most towns will have a key worker scheme and our brokers are experienced and able to advise you.
Buy to let – these are commercial type mortgages that allow a buyer to purchase a property to rent it out to tenants and will often be based on the amount of rental income expected rather than the personal income of the buyer, although most lenders will want to know that too.
